Technology for Real estate

An enquiry is only useful if someone owns the next call.

Direct answer

Real estate software pays for itself in follow-up, not in a prettier listing grid. Sunbeam builds a single lead list with a source and a next step, a listing record the website can trust, and project pages that answer the questions buyers ask before they visit. Portal accounts stay the portals; the agency's own pipeline should not.

Where the work breaks

The problems we expect to hear.

Leads arrive and nobody owns them

A portal lead, a chat message from a channel partner, and a walk-in at the site office can all be real. By the next morning the fast ones were called by whoever saw them, and the rest are in a sheet that was exported once. Speed matters, and so does knowing it happened.

The listing on the site is not the listing in the brochure

Configuration, price guidance and availability change, and each surface is updated by a different person. Buyers arrive having read a page the sales team no longer stands behind. The argument then happens in the site office.

Site visits have no follow-up

The visit is the expensive part of the sale. The next message depends on the agent remembering who came on Sunday. A pipeline that ends at 'visit booked' hides the work that actually converts.

Buyers ask the same five questions

Possession, configuration, location, what is included, and how to book a visit. If the project page does not answer them, every agent answers them differently, and the website has not done its job.

What we would build

A first system sized to the actual work.

  1. 01

One lead list with a source and an owner

Portal enquiries, forms, and a structured note from a chat message land in one list. Each lead has a project, a source and a person responsible for the next action. Duplicate numbers are visible instead of being called twice.

  2. 02

A listing record the website reads

The internal record is the one the public page uses. When availability or a detail changes, it changes once. Brochures can be generated from the same facts if the team is tired of editing them by hand.

  3. 03

A pipeline past the first call

New, contacted, visit booked, visit done, negotiating, dropped — or the stages the agency already uses. The manager sees which visits had no follow-up. Agents see their own day.

  4. 04

Project pages that answer the visit questions

A page per project with the facts the sales team is willing to publish, a way to ask for a visit, and a clear hand-off into the lead list. This is the agency's own channel. It does not replace a portal.

How the system has to behave

Practical constraints, decided before the build.

  • A mobile lead view, because follow-up happens away from a desk
  • A single listing record so the site and the team do not diverge
  • Room for channel-partner leads without giving partners the whole pipeline

Answers that sit behind this work

FAQ

Questions from Real estate teams.

Can you build a CRM for a real estate team in India?

Yes, when portal inboxes and chat threads are the pipeline. We scope the stages the team will actually update. A CRM nobody fills in is a second spreadsheet.

Will this pull leads from 99acres or MagicBricks?

Where the portal provides a usable feed or mailbox we can connect, leads can land in the same list. Where it does not, we set a capture path the team can run without retyping the whole enquiry.

Can the website and the CRM share listing details?

That is the point of keeping one listing record. The public page should not be a separate copy that drifts.

Do you guarantee more leads?

No. We build the follow-up and the page that handles the leads you already generate. Ranking above portals is not something a CRM can promise.
